Empty property vs Staged property

What is the rationale behind marketing an empty property?  ‘It’s cheaper’, ‘I have a tight budget’, ’It’s easier’, ‘I thought we’d give it a go and see what happens’.  When we’re contacted by developers asking for assistance with staging empty properties (many of which are already on the market), they state they have a number of reasons why they chose to market their property empty.   When so much blood, sweat and tears has gone into your new build or refurbishment why not present it in it’s best possible light?  

Why are empty properties more difficult to sell?  The main reason is potential buyers can’t visualise themselves living there.  They can’t picture their furniture in the space.  They can’t picture how they would use the space especially in small or large open-plan spaces.   Also potential buyers are aspirational.  Empty properties often fail to tick this box even if they have high-end finishes.  Nowadays the first view of a property is on-line and photographs (even professional ones) can fail to grab buyers as hey are scrolling through your property and its competition in the surrounding area.

In addition to the practical advantages here are two BIG financial reasons to stage your empty property – 

  1. Furnished properties spend 50% less time on the sales market
  2. Furnished properties sell for an 8% – 10% higher value

These are two massive reasons to include home staging in your strategy for selling what is most likely one of your biggest assets.   No matter the size or value of your property, staging makes your investment work harder for you and releases your money faster so you can move onto your next project.  By investing up to 2% of the property value you can realise a further 8%-10% profit for your hard work.  So based on a £250k property with 2% of the value invested into staging, you could earn an extra £20K in profit.
