Home staging on a tight budget

I regularly speak with estate agents, property developers and members of the public, some have a misconception that home staging is only for expensive properties and it has to cost a small fortune.  I can say from experience that this is certainly not the case.  I understand that you wouldn’t want to furnish a high value property with a more cost effective range of furniture or props.  But the opposite is also true.  I’ve worked on a variety of property styles and values and there is nearly always a home staging solution available which is in keeping with any property or budget.

 

In September I had the pleasure of working with a group of investors that had purchased a couple of properties in the South Yorkshire area.  They got in touch with me when they wanted to trial home staging with one property valued under £150K, there had been viewings but no offers.  There was a limited budget and I managed to compile a package which was in keeping with the property style and value.  On this occasion I managed to work to the developers budget by staging key rooms in the property, using neutral cost effective rental furniture and bright props to create more ‘eye catching’ photographs.  As we all know, if you don’t catch potential purchasers attention on-line, you will have more difficulty selling your property in the time scale and for the amount you would like.   This property in particular attracted a viewing a couple of days after the property was re-photographed and by the end of the week an offer was accepted by the investors.  Here are some of the before and after photographs of a budget home staging package.
