This Sheffield couple used VMR Home Staging rather than reducing the price of their property!
At the end of July 2017, VMR Home Staging was contacted by a couple that had been trying to sell their house for a number of months. The property was on the market for £375K, there had been plenty of viewings but most importantly, no offers. The feedback from the viewings was that people were put off by the interior work that they thought would have to be done. The owners didn’t want to reduce the price of their property but they needed to secure an offer to move on to their next home. This left them feeling anxious and frustrated. They requested I help them out because they were baffled as to what to do next. I visited the home owners free of charge for an initial consultation. As a fresh pair of eyes, I could clearly see the property was lovely. However, I could also see the issues that had been putting potential buyers off. Clutter and imperfections with the decor in a number of the rooms. I completed a Home Staging report with a plan of action advising the clients to redecorate throughout, move items of furniture within the property and to dispose of unwanted furniture and possessions. At first this seemed like a mammoth task for my clients but with their hard work, my support decluttering and assistance of local trades such as decorator and gardener, the plan of action was tackled in a week. The property was quickly re-photographed and an open house planned for the next weekend. The open house went well, with four potential couples interested. In the following couple of weeks two of those potential buyers had further viewings at the property and offers were made. The result – an offer accepted for £15K over the asking price! Suffice it to say, the owners are over the moon. This is a great example to show that Home Staging can help you sell your house faster and for a higher price. In this instance, my clients received offers over the asking price meaning for minimum investment, they didn’t have to reduce the price of their property. In fact they have now more money for their future.
